For a successful timberland investment, it is absolutely vital that the property manager is able to maximize the net income to the landowner from each timber harvest. In general terms, timber can be sold either standing in the woods (stumpage), or on a delivered log (operating) basis. At Green Crow we prepare our sales budgets and analysis under both sales scenarios. There are many variables to consider in this analysis driven by both regional market factors and the local, site specific conditions. We prefer operated timber sales but we are also adept at managing the layout, appraisal, and advertising of stumpage sales on a competitive bid basis, as well as providing post sale contract administration and compliance assurance.
Over the several decades we have been in the business, we have developed personal networks of log and timber sales contacts within both the domestic and export markets. We have been, and remain, continuously in the market and therefore can often identify and act on short-term market opportunities.
